V: &nbsp;Some commercial asset classes are adopting prefabrication faster than others. From a financial perspective, which sectors, such as healthcare, data centers, advanced manufacturing, or energy deliver the strongest ROI from prefab, and what characteristics make them good candidates for offsite construction?







R: I think one of the great advantages of the prefabrication and modular business is its ability to span multiple sectors. That flexibility is powerful. A strong operating model is less tied to any single market sector and instead focuses on the project scope or the product itself.



The strongest financial outcomes occur when we identify repeatable scopes of work that involve high labor intensity and significant coordination, and that have the right characteristics to behave more like manufactured products. When those scopes can be standardized and scaled across a broader project pipeline, that is where real value is created.



Sectors such as data centers and healthcare tend to be strong candidates because they offer consistency, repeatability, and measurable performance improvements over time. When you can continuously measure, refine, and improve delivery, prefabrication becomes not just a construction strategy but a scalable business model.

V: From your vantage point at Mortenson, what is the long term financial and strategic business case for prefabrication and offsite construction, and why do you believe it has the potential to fundamentally reshape how complex projects are delivered?







R: When I step back and look at the type of work Mortenson delivers &#8211; large, complex, schedule-intensive projects, it becomes clear why prefabrication is such a strong strategic fit for us.



We operate in markets where speed and certainty are not simply nice to have; they are fundamental drivers of our economic engine. In sectors like data centers, for example, we are building some of the fastest-paced campuses in the country. Every week we can remove from the schedule does not just improve efficiency, it directly impacts revenue generation for our customers and owners. The sooner facilities come online, the sooner our customers begin delivering returns.







Prefabrication gives us a powerful lever to move critical elements of work into controlled environments, allowing us to improve consistency, safety, and throughput over time. We are seeing these benefits realized across multiple sectors, including commercial construction, renewable energy, and data centers.



Our teams are now delivering major building components fully assembled, tested, and ready for installation on day one. That fundamentally changes the risk profile of our projects, and that is where modularization and prefabrication create real, measurable value.

V: As prefab adoption grows, many contractors are evaluating how to integrate offsite capabilities. What investments or operational shifts should contractors prioritize to support a manufacturing-driven construction model while protecting profitability and managing overall risk?







R: The first shift that needs to happen is recognizing that supporting a manufacturing operating model requires fundamental organizational change. This is not simply about building a prefab shop, it requires a different operating rhythm and a different level of financial discipline.



Organizations must prioritize standardization and strong DFMA practices so that work is truly manufacturable and repeatable; they have to shift their mindset from managing individual projects to operating an integrated production system. This transformation also needs to be anchored in clear business and financial objectives. The goal is not prefabrication for its own sake, but vertical integration, improved productivity, and greater schedule and cost certainty achieved through controlled production environments. Those outcomes should guide how organizations rethink and evolve their operating model.



The second major operational shift relates to how the industry as a whole prepares for the strategic impact of artificial intelligence. I believe AI will materially change our industry by introducing entirely new capabilities that will benefit not only general contractors and trade partners, but also owners and customers, who will increasingly operate in an environment defined by higher transparency and accountability. This level of visibility will represent a significant adjustment for many organizations.&nbsp;



In boardrooms across our industry, companies will be forced to prioritize initiatives that may have been overlooked in the past, particularly investments in data. Companies need to understand not only how AI will transform their business, but also how their data, processes, and operating models must evolve to enable AI to succeed. That is where the manufacturing mindset behind prefabrication becomes so important. Organizations that connect data across design, procurement, production, and installation will see their advantages amplified.



Contractors must begin making strategic investments in connected technology and systems that function as a true system of record. These platforms ensure that operational data flows across the entire lifecycle and that investments in prefabrication and digital transformation deliver measurable financial returns, both today and in the future.
